Infographic explaining How MUPTE Works. 'What is it?' section explains MUPTE is a tax exemption for new apartment buildings (4+ units) built in key areas of Corvallis, like downtown or near transit. It gives a break on property taxes for up to 10 years, making it easier to build the housing our city needs. Center image shows a row of multi-unit buildings with dotted outlines. 'What is exempt?' section states the MUPTE is exclusively for the cost of new construction and residential improvements. This means the property will still pay a portion of its taxes. 'How long does it last?' section shows a clock icon and states the MUPTE can approve tax exemptions for up to ten years.

Multi-Unit Property Tax Exemption (MUPTE)

The Multi-Unit Property Tax Exemption (MUPTE) is a tool that can move a proposed housing development to be financially feasible. MUPTE is a state-enabled program (ORS 307.600-307.637) designed to be an incentive for the development of residential properties in city centers and along transit corridors. MUPTE allows new multi-family units (4 or more units) to be exempt from property taxes on the value of new residential construction for up to 10 years. The property continues to generate taxes for the land. Please refer to the application packet for directions on the general application process, applicant credentials and fee information.
